Progress billing is how construction and long-running project work gets paid: instead of one invoice at the end, the contractor bills for the portion completed in each period. Every application shows the work done, what has already been billed, the retainage held back, and the amount due right now.
This generator handles the parts that make construction billing different from an ordinary invoice. Line items are priced by units completed — cubic yards, linear feet, hours on site — so a partial month calculates itself. Set the retainage as a percentage and it is withheld automatically; enter previous billings and the bottom line becomes the payment due for this period alone.

A progress billing invoice — often called an application for payment — bills part of a construction or project contract as the work advances. It carries your details (Contractor), the owner's or client's details, a unique application number, the date and the payment due date.
Then the work items with the quantity completed and the rate; we calculate each amount automatically. Below that: retainage withheld, previous billings deducted, and the amount due this period.
All 150+ ISO 4217 currencies — from majors like USD, EUR, GBP, JPY through to less common ones like KWD, XOF, ZWG. The selector lists majors at the top, then alphabetical.
Each currency uses its correct number of decimal places: USD/EUR/GBP show 2 decimals, JPY/KRW/VND show 0, KWD/BHD/IQD show 3. Amounts format using your selected locale's thousands separator and decimal mark.
Yes, free. Click "Add Your Logo" in the top-left of the editor and pick a PNG, JPEG, or WEBP file up to 500 KB. The logo is stored in your browser with the rest of your draft and renders in every PDF theme.
It never leaves your device unless you sign in and explicitly save the document to your account. No external CDN, no public URL — the image is embedded directly in the PDF.
AI Fill fills in the form in two ways. First, you can type a natural-language description (e.g. "Frontend dev, 40 hours at $90/hr plus 5 design revisions at $200 each") and the AI parses it into line items. Second, you can click the paperclip icon to upload a screenshot, photo, or PDF of a business document you already have. The AI automatically runs OCR and extracts the sender, client details, document number, dates, line items, taxes, notes, and bank info to autofill the entire form. Free tier includes 5 AI Fills per day; Pro has no limits.
Anonymous users: your draft lives only in your browser (localStorage). Nothing is sent to our servers until you click Download, at which point we render the PDF and immediately discard the data.
Signed-in users who click Save get their documents stored in their account, so they can open them from any device, edit, and re-download the PDF later. You own this data — delete any saved document from your account with one click.
Yes, with Pro. Open the "Email to client" composer in the right rail, enter the owner's or client's email address, optionally add a message, and hit Send. We attach the rendered PDF as the progress billing invoice.
Your own email is set as the reply-to address, so when they reply with questions or approve the application for payment, the reply goes directly to you — not to us. We don't see or store the conversation.
Yes! Toggle the "Show Signature" switch in the settings sidebar on the right rail, then click "Draw Signature". An interactive canvas will pop up, allowing you to draw your signature with your mouse, trackpad, or touch screen. Once saved, the signature is rendered at the bottom of the document preview and embedded directly in all 5 PDF themes for download.
